I was delighted to be invited to share my insights on Chinese HNWI and investor’s views on the “Investment in the UK luxury property market in a post-pandemic world” webinar organised by the Luxury Property Forum on 8th October.
During the panel discussion, I was asked two questions:
Q1: Are Chinese investors and buyers concerned about the UK leaving EU and the recent worsening UK-China political situation?
Based on my recent conversations with UK-based Chinese property agency, Chinese property lawyer, and Chinese tier-1 investor visa firm, the clear answer is no. And the good news is that Chinese institutional investors and HNWIs remain confident in the UK luxury property market despite such news.
3 top reasons:
a) Weaker pounds: properties are just cheaper than before due to weaker GBP
b) Education: more Chinese parents are sending their children to study in the UK in the coming years, due to the increasingly hostile relationships between China and USA as well as Australia
c) More HK BNO (British National Overseas) passport holders (2.9 million are qualified!) are expected to immigrate to the UK from January 2021, which will drive the UK property market
Above and beyond, Chinese buyers perceive the UK property market as a safe haven generally and take a long-term view when they make a property investment in the UK. So the future is quite bright.
Q2:What are your tips on companies who want to start engaging with the Chinese market?
First, I want to say that Chinese people are not scary. We are quite friendly people. 🙂 You don’t need to speak Chinese to work with Chinese people. But the key and the first step to start engaging with the end-buyers is to work with those UK-based Chinese people who are already resourceful and well connected with the end-clients in the UK or China/HK. This will help you win quicker and easier.
Also invest in time to learn more about Chinese culture and ways of working. For Chinese people, business is based on genuine friendship that is built over time as opposed to one-off, transactional relationship in the Western business world.
These are some of the basics; but they will help you get started and win the Chinese market in the long term.
